In this awe-inspiring Episode 32 of the Property Investing Journey series, Mike is joined by Mish Daniel, Founder of Revolve Commercial and Fast Track Commercial, incredibly experienced business woman and commercial real estate investor
Growing up in South Africa, initially in Johannesburg before moving to Cape Town, Mish capitalised on the skills taught to her by both her parents. Her father taught her a love of property and her mother passed down her talent for dress-making. So much so, when Mish emigrated to Australia in her mid-forties, she had amassed a clothes manufacturing company comprising of three factories and some 400 staff. She had also built a property portfolio of 29 properties.
Worn down by the ceaseless violence and fighting in her home country, and having survived four separate personal attacks, Mish was inspired to move to Australia so that her young daughters would have a better, safer life. The move came at a cost though. With an exchange rate of 10:1, Mish’s family left behind 90% of their wealth and effectively started all over again.
In this conversation, Mish not only shares with Mike her amazing story, but also provides a comprehensive blueprint for how she rebuilt her family’s wealth through investing in commercial property. She carefully explains the differences between residential and commercial property, looking closely at the valuation methodology for commercial assets, and how it’s possible to add value on many fronts.
Quoting specific metrics and sharing the myriad of due diligence items that such acquisitions entail, this podcast is more than just a conversation. It is a how-to guide for anyone considering a move into commercial real estate. Whether you are new to the sector or have been dabbling for a while, you won’t want to miss this podcast.

Quotes
“ ‘Look beyond the walls, because you can always turn ugly into something beautiful, by removing walls and removing walls is cheap’. So he (my father) taught me to turn properties around and at the age of 22 I started buying properties that I could see potential.“ Mish 3:57
“I though initially I would go into residential…but when I started drilling down on the numbers I realised that you put a lot of work into it and you’ve really got to get lucky with the right property and the right area and the right zoning.“ Mish 15:36
“I started looking at commercial and I thought this is a no-brainer. We’re starting out with 7 and 8% yields. And that was it, I just started buying commercial property, leveraging wherever I possibly could.“ Mish 16:21
“Buying residential, I’m going to say, is very easy. The problem with buying residential is everybody’s doing it because it’s so easy and if you’re not buying the right type in the right area…you’re fairly limited if you don’t know how to add value to those properties.“ Mish 17:53
“You really want to be looking for something that’s going to give you the leverage, that is going to give you the growth, that’s going to give you the cashflow.“ Mish 21:16
