Ian Ugarte is not your average investor. With a background in the plumbing trade, a Diploma in Building and a Bachelor of Education, Ian is passionate about making an impact on the housing affordability crisis in Australia. In this week’s episode, Mike chats with Ian about his unique approach to property investing and how his vision for adaptable housing is creating a win-win scenario for investors and tenants alike.

Ian achieved success in property development and investment at a young age. He had followed the traditional route of negative gearing and built a portfolio of seven properties, when he began to question the wisdom of his cashflow tracking downwards every month for the sake of saving on his tax bill. Changing tack to positively geared properties, Ian set out to create multiple rental streams from each investment.

In the conversation, Ian shares examples of his creative approach to property development. With over 30 years’ experience in the industry, Ian notes that not one of his negotiations has resulted in a standard contract of sale. His out-of-the-box thinking and multi-dimensional perspective on the supply/demand equation has led him to the development of an adaptable housing model that meets a number of current issues in Australia today.

Proving that there is no single answer when it comes to property investment, this episode of Geared for Growth provides yet another perspective on the investing journey. Regardless of your position on the property ladder, this is a conversation you won’t want to miss.

Quotes

“Rich people have a lot of money, wealthy people have time to spend it“ Ian 4:52

“60 – 80% of people looking for accommodation today, right now, are singles or couples, and yet 60-80% of available rental properties on the market are 3, 4, and 5 bedroom houses. So why is it that we’re building more four bedroom houses when the majority of the people that need to rent them are singles or couples? Why give them something that they don’t need?“ Ian 5:52

“What we’ve done is we’ve created a market place that really didn’t exist in bulk in Australia, which gives the investor a double digit return, so we’re talking 10%+, if they do this right, low risk, because if I’ve got one vacancy in the property, I’ve still got four other rents coming in…and the people inside the house are saving themselves one-third to one-half their normal weekly rent, including utilities” Ian 7:27

“We came up with the slogan ‘It needs to make sense before it makes dollars’ “ Ian 8:48

“To fix the housing market, we need the very people who have ‘destroyed it’, according to everyone else, to fix it, and that is the Mum and Dad investors. They make up 70% of all housing investment in Australia” Ian 10:56

“We know that, by 2027, we need another 800,000 front doors to be able to cater for the growth of Australia“ Ian 12:17
